Position: Park Attendant, Customer Service, Housekeeper
Position Available: 4 Various Positions
Hourly wage: $14.65 per hour
Average of Hours: 32 – 40 average hour per week
Overtime: Overtime might be available but not guarantee (1.5 times the hourly rate)
Meals: Participants may receive free meals at resort activities where food is provided. Resort Manager also occasionally provides pizza or other meals for the resort team. However, day-to-day meals are not provided.

Job Descriptions:
Park Attendant
All duties will be performed in pairs with an American counterpart.
- Ensures the resort is presentable and inviting at all times and that it adheres to Sun’s curb appeal standards.
- Ensures trash/debris is picked up daily from common areas and streets on a daily basis. Empties common area trash containers as needed.
- Completes minor repairs to rental homes and facilities as needed. Examples of minor repairs include: changing a light bulb, unclogging a toilet with a plunger, tightening a loose doorknob.
- Cleans resort amenities including clubhouses, tennis courts, pickle ball courts, resort offices, restrooms, laundry areas, bath houses, and maintenance garage.
- Maintains vacant sites, including strap-downs and removal of trash and debris.
- Inspects tied down RVs, park models, and mobile homes for cleanliness, rust, damage, and other problems prior to permitting their sale.
- Completes checklists of physical condition of resort sites prior to and after guest occupancy.
- Reports all maintenance issues and concerns that may be identified while performing daily duties.
- Inspects playground area and equipment, pool/spa area, and other recreational amenities to ensure everything is in good condition, making minor repairs as needed.
- Ensures all resort streets and public access routes are free of hazards.
- Maintains resort pool(s), tests chemical levels, and adjusts appropriately, where applicable.
- Other duties as assigned.
- Excellent English is required in this role. (A, B+, B)
- Participants will be using cleaning chemicals.

Customer Service
- Greets and establishes rapport with guests, current and prospective residents. Fields resort comments, suggestions, and complaints to the RV Resort Manager.
- Performs general administrative functions such as answering phones, typing, photocopying, faxing, filing, responds to various emails.
- Collects and posts resident security deposits, processing fees, rent, inspection, application or other miscellaneous fees in Yardi; records in the proper accounts and issues receipts.
- Makes collections calls for site rental payments as directed by the RV Resort Manager. Submits bad debt files to collections.
- Processes resident move-ins and move-outs in accordance with the Operations Manual.
- Completes and maintains resort records, reports, and files in accordance with the Operations Manual.
- Prepares and distributes resident and resort communications such as rule reminders, violation notices, rent increase letters, delinquency notices, eviction paperwork, lease addendums and renewals.
- Assists with accepting guest reservations in person and via phone.
- Ensures office supplies are sufficiently stocked and prepares supply orders as needed.
- Assists with events and activities within the resort.
- Assists with the preparation of marketing materials including brochures and flyers that
- pertain to homes for sales (new, pre-owned and brokered), resort events, and other resort- related information as directed by the RV Resort Manager.
- Assists prospective residents by checking the status of Sun Homes Inventory. Reviews new and pre-owned home listings, shows homes to prospective residents, and assists with rental applications at the discretion of the RV Resort Manager.
- Reviews and codes invoices and statements for the RV Resort Manager approval.
- Forwards Sun Homes customer service requests to the Resort Manager in a timely fashion.
- Other duties as assigned.
- English level required: Excellent (A, B+, B)
- May use cleaning chemicals.

Housekeeper
- Cleans, sanitizes, and stocks areas with products as needed. Ensures all tables and chairs are clean and functioning properly.
- Cleans and sanitizes appliances to ensure they are free of food particles, mold and mildew. Defrosts freezer as needed.
- Cleans and sanitizes bathrooms, ensuring they are well lit, and places rubber mats down to ensure safety.
- Follows all established safety procedures and precautions. Reports all unsafe or hazardous conditions, incidents, accidents, and/or defective equipment to their manager.
- Ensures that the overall appearance of the resort, buildings and facilities are well maintained and orderly.
- Ensures all floors are swept, vacuumed, mopped, waxed, and buffed as needed.
- Ensures that all windows and screens are clean and functioning properly.
- Maintains washers and dryers by wiping surfaces, removing lint, etc.
- Ensures all offices and buildings are clean and neat. Empties trash containers as needed.
- Ensures all vents and filters are cleaned and changed as needed.
- Other duties as assigned.
- English level required is excellent. (A, B+, B)
- Participants will be cleaning resort cottages between 200-400 square feet. Participants will be doing less than 15% of laundry duties. Participants will be using cleaning chemicals in this role.

Job Benefits
Transportation at times is provided by Jessica Doane or another resort team member. Free bicycles are loaned to the participants while working for Wagon Wheel. Participants will need to purchase helmets, lights, and lock for bikes. Free WiFi Internet is available throughout the resort. Participants will have full access to the resort and amenities. Participants may receive free meals at resort activities where food is provided. Resort Manager also occasionally provides pizza or other meals for the resort team. However, day-to-day meals are not provided.

Why choose us?
Old Orchard Beach is a suburb of Portland, ME and is located approximately 1.5 hours from Boston, MA. OOB provides many tourist opportunities and is a very busy area, seasonally. Shopping and restaurants are readily available and are within biking distance. Due to the location, participants have the ability to walk to the beach from the resort. This area is very culturally diverse and hosts several J-1 students during the summer.

Cultural exchange activities
There’s many activities in Old Orchard Beach such as beach fun including sunbathing, swimming, boat tours, kayaking, fishing and windfall rafting. Other attractions include amusement parks, miniature golf, indoor karting, arcades, auto races and harness racing. Old Orchard’s Pier is the center of the recreational activities and most of the nightly entertainment. During the summer many special events are planned such as family festivals, fairs, free concerts, street dances, and fireworks most Thursday nights. If participants are interested in travelling on their time off, Boston is about 2 hours to the South. New York is 7 hours away via bus (cost is around $45-99 on the Amtrak https://www.amtrak.com). There is the Old Orchard Beach Trolley System which is $1.00 USD per one way trip. Transportation at times is provided by a resort team member. Free bicycles are loaned to the participants while working for Wagon Wheel.
